How much does a roofer cost in New Zealand?

New Zealand roofers charge around $60 to $100 an hour for repair work, while a re-roof is quoted by the square metre of roof area. A typical roofing job lands near $3,500, from about $800 for a leak traced and patched to $12,000 and well beyond for a full replacement.

The hourly rate applies to repairs and maintenance. It excludes access equipment, which on anything above single storey is a real and separate cost, and it excludes the materials, which on a re-roof are most of the price.

The low end is a repair — flashing, a few tiles, a patched leak. The top of the range is replacing a roof, where the number depends far more on area and material than on hours.

Why two quotes for the same job differ

Access and pitch

A steep or a two-storey roof needs scaffolding, edge protection and slower work. On a small repair the access can cost more than the repair.

The material

Long-run steel, tile, membrane and butynol are different jobs with different prices and different lifespans. A like-for-like replacement is usually cheapest; changing material may need a structural check first.

What is under the roof

Rotten purlins, failed underlay or old fixings are found when the covering comes off. This is why re-roofing quotes carry a provisional allowance and why one without one should be questioned.

Finding the leak

Water travels. The stain on the ceiling is rarely under the hole, so tracing is skilled time before any repair begins, and a roofer who quotes a repair without tracing is quoting a guess.

Three things that actually reduce the bill

Fix flashings and clear gutters before they become a re-roof. Almost all roof failures in New Zealand start at a junction or a blocked gutter, and maintenance is an order of magnitude cheaper than replacement.
Do the whole roof at once if it is near the end of its life. Scaffolding and setup are charged once, and patching an old roof twice costs more than replacing it once.
Ask for the quote to state the material, the gauge or grade, and the warranty. Two re-roof prices are only comparable when you know what is being installed.

How much does a re-roof cost in NZ?

It is quoted by area, so the honest answer is that it depends on the size and shape of your roof and the material you choose — a simple gable in long-run steel and a complex tiled roof with multiple valleys are very different numbers for the same house footprint. Get the quote per square metre with the material named, and it becomes comparable between roofers.

Will my insurance cover a leaking roof?

Usually only for sudden damage — a storm, a fallen branch — and not for gradual wear or failed maintenance. That distinction is where most declined claims sit. Photograph the damage and the weather event, and get the roofer’s report before repairs where you can.

Do I need scaffolding for a small repair?

Sometimes, and it is a safety requirement rather than an upsell. Work at height in New Zealand has real rules, and a roofer who ignores them is one you do not want on your house. Where it is needed, ask whether a mobile platform is an option, because it is often cheaper than full scaffold.

How long should a roof last?

Long-run steel commonly thirty years or more, concrete tiles longer with maintenance, membrane systems less. Coastal exposure shortens all of them. If a roofer says yours has years left, ask what they saw that tells them so.
